First-Time Home Buyer's Timeline: What to Expect from Pre-Approval to Closing

Buying your first home can feel overwhelming because there are so many moving pieces.

One way to reduce stress is to understand the process before it begins.

While every transaction is unique, here's what a typical home purchase looks like.

Week 1

Meet With a REALTOR®

Discuss:

  • Your goals
  • Budget
  • Timeline
  • Preferred neighborhoods
  • Must-have features

You'll also begin discussing financing if you haven't already.

Week 1

Speak With a Mortgage Lender

The lender reviews:

  • Income
  • Credit
  • Assets
  • Employment

Then issues your pre-approval.

Now you're ready to shop confidently.

Weeks 2+

Tour Homes

Visit homes that meet your criteria.

Compare:

  • Layout
  • Condition
  • Location
  • Commute
  • Neighborhood amenities
  • Monthly costs

Offer Accepted

Congratulations!

Now the real work begins.

Option Period

Complete:

  • Home inspection
  • Obtain insurance quotes
  • Ask questions

Loan Processing

Your lender works through:

  • Appraisal
  • Underwriting
  • Employment verification
  • Final approval

Final Walkthrough

Usually within a day or two before closing.

Confirm the home is in substantially the agreed-upon condition and that negotiated repairs have been completed if applicable.

Closing Day

Sign documents.

Fund the transaction.

Receive your keys.

Welcome home!

Buying your first home doesn't have to be confusing.

When you understand each step before it happens, the process becomes much easier.
