The Hidden Costs of Buying a Home in Katy, TX: What Every Buyer Should Budget For (2026)

One of the biggest misconceptions I hear from buyers is that once they've saved enough for a down payment, they're financially ready to purchase a home.

The reality is that buying a home involves several additional expenses that can catch buyers by surprise if they haven't planned ahead.

The good news is that most of these costs are predictable. By understanding them before you begin your home search, you'll be in a much better position to budget confidently and avoid unnecessary stress during the transaction.

Here's a closer look at some of the most common costs buyers should expect when purchasing a home in Katy, TX.

Earnest Money

After your offer is accepted, you'll deliver earnest money to the title company.

Earnest money shows the seller you're serious about purchasing the home. The amount can vary depending on the purchase price, market conditions, and terms negotiated in the contract.

If the transaction closes, the earnest money is generally applied toward your purchase.

Option Fee

In Texas, many buyers purchase an option period.

The option fee is paid to the title company in exchange for the unrestricted right to terminate the contract during the agreed-upon option period.

This gives buyers time to conduct inspections and evaluate the property before making a final commitment.

Home Inspection

A professional home inspection is one of the smartest investments you can make.

An inspector evaluates many of the home's visible systems and components, including:

  • Roof
  • Foundation
  • HVAC
  • Plumbing
  • Electrical
  • Appliances
  • Structural components

While an inspection isn't required, it can help identify issues that may affect your decision to move forward or become part of the contract negotiations.

Appraisal

If you're financing your purchase, your lender will typically require an appraisal.

The appraisal helps determine whether the property's value supports the loan amount.

The buyer is usually responsible for the appraisal fee.

Closing Costs

Closing costs are separate from your down payment.

Depending on your loan and transaction, closing costs may include items such as:

  • Loan origination charges
  • Title-related expenses
  • Recording fees
  • Prepaid interest
  • Escrow deposits
  • Homeowners insurance premiums

Your lender will provide a Loan Estimate early in the process and a Closing Disclosure before closing that outlines these costs.

Property Taxes

Property taxes are an important part of the overall cost of homeownership.

Tax rates vary depending on the property's location and the taxing entities that apply.

Rather than comparing only home prices, buyers should also compare estimated annual property taxes.

Homeowners Insurance

Your lender will usually require homeowners insurance before closing if you're obtaining a mortgage.

Insurance premiums vary based on several factors, including:

  • Property value
  • Coverage selected
  • Deductible
  • Home characteristics
  • Insurance provider

It's a good idea to obtain insurance quotes early in the buying process so there are no surprises before closing.

HOA Dues

Some communities have mandatory Homeowners Association dues.

HOA fees help maintain common areas and community amenities such as:

  • Parks
  • Pools
  • Clubhouses
  • Walking trails
  • Landscaping

Ask your REALTOR® about HOA dues before making an offer so they can be included in your monthly budget.

MUD Taxes

Many buyers confuse MUD taxes with HOA dues.

They're completely different.

Municipal Utility District taxes help fund infrastructure like water, sewer, and drainage systems.

Not every community has MUD taxes, but many newer neighborhoods throughout the Katy area do.

Understanding whether a property is located within a Municipal Utility District is an important part of evaluating the overall cost of ownership.

Jonathan's Local Insight

One of the first things I do with buyers with their lender is help them estimate their complete monthly housing payment.

Instead of looking only at the mortgage payment, we also consider estimated property taxes, homeowners insurance, HOA dues, and other recurring expenses. Taking this approach helps buyers understand what homeownership is likely to cost each month and reduces the chances of unexpected surprises after closing.

Utility Deposits and Setup Fees

Depending on your utility providers, you may need to pay deposits or connection fees when transferring service into your name.

These costs are often overlooked because they occur right around moving day.

Moving Expenses

Whether you're hiring professional movers or renting a truck yourself, moving costs can add up quickly.

Don't forget to budget for:

  • Moving supplies
  • Boxes
  • Packing materials
  • Truck rental
  • Fuel
  • Professional movers
  • Storage, if needed

Furniture and Household Items

Many buyers discover after closing that they'd like to purchase additional furniture or household items.

Examples include:

  • Window coverings
  • Lawn equipment
  • Patio furniture
  • Appliances not included with the home
  • Shelving or storage solutions

While these purchases aren't required, they're common expenses during the first few months of homeownership.

An Emergency Fund

Even well-maintained homes require ongoing maintenance.

Having money set aside for unexpected repairs can provide peace of mind after closing.

This doesn't mean you should expect something to go wrong. It simply means you're prepared if it does.

Final Thoughts

Buying a home is about much more than saving for a down payment.

By planning for inspections, closing costs, insurance, property taxes, HOA dues, moving expenses, and other common costs, you'll be better prepared for a successful purchase.

One of my goals as a REALTOR® is to help buyers understand the complete financial picture before they make an offer. An informed buyer is usually a more confident buyer.
