Katy, TX Housing Market Update: What October 2026 Means for Buyers and Sellers

Katy, TX housing market update for October 2026 showing inventory, median sold price, and mortgage-rate context for buyers and sellers.

The October 2026 numbers are in, and the Katy, TX housing market continues to show something I have been emphasizing for months:

There is no single “Katy market.”

Buyers and sellers are experiencing noticeably different conditions depending on the part of Katy, the price range, the type of property, and whether new construction is part of the competitive set.

Across HAR's major Katy Geo Market Areas, October shows a market with more buyer choice, longer selling times in several areas, and much greater pressure on sellers to price and position homes correctly.

At the same time, mortgage rates remain around 7%, which means more inventory does not automatically translate into dramatically better affordability.

Here is what stands out in the October 2026 numbers.

October 2026 Katy Market Snapshot

HAR Market Area Months of Inventory Listings vs. Last Year Avg. Days on Market Median Sold Price
Katy - North 5.9 months +27.8% 44.0 days $301,009
Katy - Old Towne 6.5 months +65.0% 52.8 days $419,996
Katy - Southwest 4.7 months +8.0% 39.9 days $555,078
Katy - Southeast 3.8 months +7.5% 34.1 days $484,061

Those four rows tell a much more useful story than one citywide percentage.

North Katy and Old Towne currently provide buyers with considerably more inventory relative to demand, while Southeast Katy remains noticeably tighter.

1. North Katy Has More Competition Than It Did a Year Ago

HAR reports 5.9 months of inventory in Katy - North for October 2026.

Listings are up 27.8% year over year, while the median sold price is approximately $301,009.

Average market time is approximately 44 days.

That matters because North Katy also has substantial new-construction activity.

A resale seller in this part of the market may not only be competing against other homeowners.

They may also be competing with builders offering:

  • Brand-new inventory
  • Builder warranties
  • Closing-cost assistance
  • Financing incentives
  • Move-in-ready homes

That does not mean resale homes cannot compete.

It means pricing and presentation need to account for the buyer's full set of alternatives.

2. Old Towne Is Showing the Strongest Inventory Growth

HAR's Katy - Old Towne market area currently shows 6.5 months of inventory.

Listings are up an eye-catching 65.0% year over year.

Average market time is approximately 52.8 days, and the median sold price is approximately $419,996.

That combination tells me sellers in this established resale market are facing significantly more competition than they were a year ago.

For buyers, it means more alternatives and potentially more room to compare homes before making a decision.

For sellers, it means simply placing a home on the market and waiting for demand is not enough.

Condition, pricing, photography, marketing, and the competitive set matter more when buyers have substantially more choices.

One geographic note: Old Towne should not be viewed as a completely separate quadrant from North Katy. HAR reports it separately, but it sits within the broader northern Katy geography and is useful as a more focused look at an established resale market.

3. Southwest Katy Remains a Higher-Price Market

Katy - Southwest continues to operate at a very different price point.

HAR reports a median sold price of approximately $555,078.

Inventory is approximately 4.7 months, while listings are up 8.0% year over year.

Homes are averaging approximately 39.9 days on market.

At this price level, buyer expectations can be different.

Condition, updating, lot characteristics, floor plan, location within the subdivision, and competing inventory may have an outsized impact on how buyers perceive value.

A seller cannot simply look at the area's median price and assume a property will perform the same way.

The individual competitive set matters.

4. Southeast Katy Is Still the Tightest of These Four Markets

Katy - Southeast currently shows approximately 3.8 months of inventory.

Listings are up 7.5% year over year, while average market time is approximately 34.1 days.

The median sold price is approximately $484,061.

Compared with North Katy and Old Towne, buyers in Southeast Katy currently have fewer months of available inventory relative to demand.

That does not mean every home sells quickly or that sellers can ignore pricing.

It means the broader market is tighter.

A well-positioned property may therefore face a different competitive environment than a similar-priced home elsewhere in Katy.

The Biggest October Story May Be Buyer Choice

The common thread across much of Katy is that buyers generally have more options than they did during the extremely tight markets of recent years.

That changes behavior.

When buyers have several alternatives, they can compare:

  • Price
  • Condition
  • Updates
  • Lot characteristics
  • Property taxes
  • HOA costs
  • New construction
  • Builder incentives

That is why a home can be perfectly marketable and still sit longer than a seller expected.

The buyer may simply have more choices.

Mortgage Rates Are Still Part of the Affordability Equation

Inventory is only one side of the market.

Financing costs continue to affect what buyers can comfortably purchase.

According to Mortgage News Daily, the national average 30-year fixed mortgage rate was approximately 7.30% on November 3, 2026.

MND also reported:

  • 30-year FHA: approximately 6.95%
  • 30-year VA: approximately 6.97%
  • 30-year Jumbo: approximately 7.45%

Rates change daily and individual borrowers may receive different terms based on loan program, credit, down payment, points, and other factors.

But the broader takeaway is straightforward:

More homes for sale does not automatically mean affordability has dramatically improved.

Buyers may have more negotiating leverage, but monthly payment remains a major constraint.

What October Means for Katy Sellers

If you are thinking about selling, I would take three things from the October data.

Price Against Today's Competition

The home that sold six months ago is useful information.

But the homes competing with you today may matter just as much.

If buyers have several comparable alternatives, starting too high can create unnecessary market time.

Condition Matters More When Buyers Have Choices

Small differences become more noticeable when buyers can compare multiple homes in the same price range.

Presentation, cleanliness, repairs, photography, and showing condition can influence which home receives the offer.

Know Whether Builders Are Part of Your Competition

This is especially important in areas with substantial new construction.

A resale seller may need to understand not only comparable resale listings, but also what nearby builders are offering.

What October Means for Katy Buyers

Buyers generally have more room to compare options than they did in a severely inventory-constrained market.

That can create opportunities to evaluate:

  • Price reductions
  • Seller contributions where appropriate
  • Repair negotiations
  • Builder incentives
  • Resale versus new construction
  • Different parts of Katy at the same budget

But buyers should not assume that every seller is desperate or that every property will sit.

Well-priced homes with strong features can still attract attention.

The opportunity is not necessarily to negotiate aggressively on every property.

The opportunity is to be more selective and make better comparisons.

Why One Katy Statistic Is Not Enough

The October data makes this especially clear.

Compare just two numbers:

  • Old Towne: 6.5 months of inventory
  • Southeast Katy: 3.8 months of inventory

Those buyers and sellers are not operating under identical market conditions.

The same is true for price point, property age, new-construction competition, and individual subdivision activity.

That is why I prefer to begin with broad market data and then narrow the analysis to the homes a specific property actually competes with.

My Read on the Katy Market After October

I would describe the current market as more competitive for sellers and more selective for buyers.

That does not mean Katy is experiencing one uniform buyer's market.

Southeast Katy remains relatively tight.

North Katy has substantially more inventory and new-construction competition.

Old Towne is seeing significant growth in available listings.

Southwest Katy remains a higher-price market with its own competitive dynamics.

The important point is that strategy needs to match the specific market.

A pricing strategy that works in one part of Katy may not be appropriate a few miles away.
