Katy, TX New Construction: 5 Things Buyers Should Check Before Choosing a Community
Buying a new-construction home in Katy, TX can feel simpler than buying resale.
Pick a community. Tour the models. Choose a floor plan. Sign a contract.
In practice, some of the most important decisions happen before you ever choose the house.
Here are five things I recommend investigating first.
1. Verify exactly where the home is located
“Katy, TX” covers more than one jurisdiction.
Do not make assumptions about municipal boundaries, schools, taxes or services based on a mailing address or community name.
Verify the individual property.
This matters when comparing new developments because two homes marketed as being in Katy can have very different property-specific characteristics.
The City of Katy's development information is one useful starting point for understanding development within the incorporated city, but buyers should still verify the jurisdiction of the individual property.

2. Separate existing amenities from planned amenities
Renderings can be exciting, but buyers should understand what exists today and what is proposed for later.
For example, Century Communities says Katy Reserve is planned for 548 single-family homes and amenities including a recreation center, pool, walking trails, playground and community ponds.
When evaluating any new development, ask which amenities are completed, which are under construction and which remain planned.

3. Research what is being built nearby
The vacant tract beside a community may not remain vacant.
Commercial development is continuing in parts of Katy as well. For example, Texas Department of Licensing and Regulation project records show a Sip Coffee build-out at Market at Katy Park, with an October 1, 2026 completion date listed in the state filing.
Future development can influence traffic patterns, shopping options and the overall character of an area.
That is why researching the land around the community can be just as important as researching the community itself.
4. Compare new construction against resale homes
Do not assume that because you want a new home, you should look only at new homes.
Run both searches.
Compare:
- total purchase price;
- lot;
- location;
- property taxes and assessments;
- HOA expenses;
- upgrades;
- existing improvements;
- builder incentives; and
- expected ownership costs.
A builder incentive can be valuable, but it should never replace a complete comparison.

5. Get representation before visiting builders
The salesperson in a builder's model home represents the builder.
Buyers can have their own REALTOR® representation, but individual builder registration and representation policies can vary.
If you want your own agent involved, establish that relationship before beginning builder visits or registrations.

Katy, TX continues to add new-construction options
Katy continues to add housing options. Katy Reserve alone is planned for 548 single-family homes, while additional construction is occurring within established master-planned communities such as Sunterra.
Katy Boardwalk Reserve is another development to watch. Community Impact reported that the residential plan for Katy Boardwalk Reserve calls for 186 single-family homes near Katy Mills.
The question is not simply, “Which builder do I like?”
A better question is:
“Which home, community and location make the most sense for me?”
