Mirabella Grand Opening Near Katy, TX: What Home Buyers Should Know

A major new-home community just west of Katy is officially celebrating its grand opening this weekend.

Century Communities has announced the grand opening of Mirabella for Saturday, September 12, 2026, from 11:00 a.m. to 2:00 p.m. The new community is located at 1454 Catalina Drive in Brookshire.

And while Mirabella is not located in Katy, its proximity to Katy makes it worth watching for buyers considering new construction along the growing western side of the Katy area.

According to Century Communities, Mirabella encompasses approximately 318 acres and is planned for 1,192 homesites.

What Is Mirabella?

Mirabella is a new master-planned residential community in Brookshire, TX, being developed with an Italian-inspired theme.

Century Communities currently lists two new-home collections at Mirabella: the Lonestar Collection and Liberty Collection.

Across the community, the builder says buyers will have 18 single-family floor plans to consider, ranging from approximately 1,388 to 2,657 square feet, with configurations offering three to five bedrooms and two to three bathrooms.

Community pricing is currently advertised as starting from the low $200s. As with any new-construction community, pricing, availability, incentives and individual home specifications can change, so buyers should verify current information directly for the home and homesite they are considering.

What Amenities Are Planned at Mirabella?

Century Communities has announced a substantial amenity package for the 318-acre development.

Plans currently include two amenity sites. One is expected to include a recreation center, swimming pool and playground, while another is planned to include a pickleball court and dog park.

The community is also planned to include lakes and waterways, a fishing area, walking trails, parks and open green space.

Investigate the address, not just the house.

Before choosing any new-construction community, buyers should independently verify the property's jurisdiction, current school assignment, property-tax structure, applicable special districts, HOA information and other property-specific considerations.

Why Mirabella Matters to the Katy-Area New Construction Market

The number that caught my attention isn't simply the grand opening.

It's 1,192 planned homesites.

That's enough planned housing to make Mirabella another community worth tracking as residential development continues west of Katy.

Century Communities itself describes Mirabella as part of its growing West Houston lineup. The builder also has nearby communities that include Sunterra Lakes in Brookshire, Katy Reserve in Katy, Laurel Farms in Brookshire, and communities farther south and west toward Fulshear.

For buyers, that growing inventory creates more choices, but it also makes comparison shopping increasingly important.

Don't Compare New Homes on Price Alone

A starting price is useful, but it doesn't tell you what a particular home will ultimately cost or whether it is the best alternative for you.

When I'm helping someone compare new-construction communities, I want to look beyond the advertised base price.

That means evaluating the actual home and homesite, structural and design options, builder incentives, financing considerations, property taxes, special districts, HOA costs, estimated completion, surrounding development and comparable resale alternatives.

Those factors can make two similarly priced homes very different choices.

There is another practical point buyers should understand before visiting a new-home community.

If you want REALTOR® representation when purchasing new construction, involve your REALTOR® before your first visit or registration whenever possible.

Builder policies regarding REALTOR® registration and representation can vary. Walking into a sales office, registering online or beginning discussions directly with a builder before involving your REALTOR® can potentially affect whether and how your agent can participate in the transaction.

The builder's sales representative represents the builder's interests. A buyer's REALTOR® represents the buyer's interests, subject to the applicable representation agreement.

Mirabella is another example of why I keep such a close eye on development west of Katy.

When someone tells me they want to live “in Katy,” their actual search may eventually extend beyond a Katy mailing address or even beyond Katy itself.

Depending on what they are trying to accomplish, communities in Brookshire, Fulshear and other nearby areas may become part of the comparison.

That doesn't mean one location is better than another. It means buyers should understand exactly what they're comparing.

A community with more than 1,100 planned homesites can also influence the future housing choices available in this part of the market, which is why Mirabella is a development I'll continue watching.
