West Katy Is Changing Fast: What Texas Heritage Marketplace Means for the Area

West Katy is changing quickly, and one of the clearest examples is taking shape along Interstate 10 at Texas Heritage Parkway.

Texas Heritage Marketplace is moving from a massive construction site to an active shopping and dining destination. Lowe's opened there on September 4, 2026. Target has announced that its new Katy Heritage store will open October 11. Sam's Club is under construction, and numerous additional retailers, restaurants and other uses are planned for the development.

For someone considering buying, selling or relocating to this part of the Katy area, however, the bigger story is not simply that another Target or Lowe's is opening.

It is what the development tells us about how the west Katy corridor continues to evolve.

What is Texas Heritage Marketplace?

Texas Heritage Marketplace is a major mixed-use development at Interstate 10 and Texas Heritage Parkway on Katy's west side.

Developer NewQuest describes the project as a roughly $400 million development encompassing approximately 165 acres with an anticipated buildout of approximately 800,000 square feet.

Its location is particularly important. Texas Heritage Parkway connects Interstate 10 toward FM 1093, creating a north-south connection used by residents traveling between the I-10 corridor and growing communities farther south.

That means Texas Heritage Marketplace is positioned to serve more than drivers passing along I-10. It can also provide shopping, dining and services for residents traveling from communities in the broader west Katy and Fulshear area.

What's already open at Texas Heritage Marketplace?

As of September 9, 2026, Lowe's is one of the most significant new openings.

The approximately 95,000-square-foot Lowe's opened September 4 and includes an approximately 30,000-square-foot garden center.

Whataburger has also opened within the development.

That distinction matters because large developments frequently announce tenants long before those businesses actually begin serving customers. When I track development around Katy, I try to distinguish between what is open today, what has a confirmed opening date, what is under construction and what has simply been announced or planned.

Target has announced an October 11 opening

Target has announced that its new Katy Heritage store is scheduled to open October 11, 2026.

The approximately 148,000-square-foot store at 29355 Katy Freeway is expected to include a CVS Pharmacy, Starbucks, Target Optical, covered Drive Up lanes and Order Pickup, along with an expanded grocery selection.

Target describes it as its fourth store in the Katy market.

For residents west and southwest of the traditional Katy retail core, the significance is straightforward: another major everyday shopping destination is being added farther west along Interstate 10.

What else is coming to Texas Heritage Marketplace?

There is substantially more development underway or planned.

Sam's Club is under construction. Although the developer has referenced a targeted January opening, Sam's Club had not announced an official opening date as of this article's publication, so I would treat that timing as a target rather than a confirmed opening date.

Additional retailers reported as planned or committed include Academy Sports + Outdoors, Burlington, Spec's, Ulta Beauty, EoS Fitness, James Avery and Mattress Firm.

Restaurants reported for the development include Texas Roadhouse, Olive Garden, Escalante's, Tony C's Pizza & Beer Garden, Jersey Mike's and The Kebab Shop.

Because construction schedules and tenant plans can change, buyers and residents should verify the current status of a particular business rather than assuming every announced tenant is already open.

Why does this matter to someone buying a home in west Katy?

When I help someone compare Katy-area communities, I do not believe the analysis should stop at the house or subdivision entrance.

A home is part of a much larger daily routine.

Buyers may want to consider how long it takes to reach grocery stores, restaurants, healthcare, home-improvement stores, major roads, workplaces and the other destinations they expect to use regularly.

Commercial development can change those patterns over time.

That does not mean a new shopping center automatically makes a particular house more valuable, nor does it mean every buyer will prefer being close to additional development. Different buyers have different priorities.

Instead, it becomes another factor to investigate when comparing properties.

West Katy is not one single housing market

One of the recurring mistakes I see when people begin researching Katy online is treating "Katy" as though it were one small, uniform housing market.

It isn't.

The greater Katy area stretches across different jurisdictions, school assignments, taxing entities, utility districts, master-planned communities, established neighborhoods and areas experiencing substantial new construction.

Even HAR separates the Katy area into multiple market areas rather than treating every Katy property as part of one identical market.

That is why the location of a development such as Texas Heritage Marketplace matters. Its effect on someone's daily routine can be very different depending on where that person actually lives.

A Katy mailing address by itself also does not tell you whether a property is within the incorporated City of Katy, which school a property is currently assigned to, which taxing entities apply or whether a special district is involved.

Those details should be verified for the individual property.

Texas Heritage Parkway is an important part of the story

The stores may receive the headlines, but the road network helps explain why this location matters.

Texas Heritage Parkway provides a connection between Interstate 10 and the FM 1093 corridor and serves residents traveling from growing communities south of I-10.

That includes access toward communities such as Jordan Ranch, Tamarron and Cross Creek Ranch.

For someone comparing homes, I recommend looking at the actual routes they expect to drive rather than relying on a general statement that a community is "convenient."

Pull up the route from the property to work. Drive it at the time you would normally commute. Check the route to children's activities, healthcare providers, airports, grocery stores or family members.

Convenience is personal.

New retail is only part of the west Katy growth story

Texas Heritage Marketplace should also be viewed in the context of the residential growth occurring around the broader west Katy and Fulshear corridor.

New communities and new-home construction have expanded farther west and southwest over time, while established Katy neighborhoods continue to provide a substantial resale market.

That creates an interesting dynamic for buyers.

Someone considering a resale home may also be comparing it with new construction several miles away. The comparison may involve more than purchase price. Buyers may evaluate tax rates, HOA assessments, special districts, lot size, builder incentives, commute routes, future development, community amenities and the total estimated cost of ownership.

If you are considering new construction, I also strongly recommend having your own REALTOR® involved before your first substantive interaction or visit with a builder. Builder sales representatives represent the builder, and registration and representation policies can vary.

What should home sellers in west Katy pay attention to?

Development matters to sellers for a somewhat different reason.

A seller needs to understand what today's buyer can purchase instead.

Your competition is not necessarily limited to the house for sale next door.

Depending on the buyer, the competitive set may include resale homes in another nearby community, new construction farther west, homes closer to established retail or homes near newer commercial development.

That is one reason I do not determine a pricing strategy from a broad "Katy average."

A REALTOR® does not determine what a home is worth. The market ultimately determines value through what a willing buyer is prepared to pay. My role as a seller's agent is to analyze relevant comparable sales, competing listings, property characteristics, current inventory, market conditions and buyer behavior to help the seller develop a pricing strategy.

Jonathan's Local Insight: Pay attention to what isn't there yet

When I'm helping someone compare communities in Katy, I don't look only at what surrounds a property today.

I also want to understand what is happening around it.

Where is retail being built? Where is new residential construction expanding? What major parcels remain undeveloped? What roads provide access today, and what transportation projects are being discussed or developed?

That does not mean we can predict exactly what an area will look like years from now.

We can't.

It means buyers should understand as much as reasonably possible about the environment surrounding a property before making a long-term decision.

Texas Heritage Marketplace is a good example. Someone who drove this stretch of I-10 several years ago experienced a very different commercial landscape from what exists today. Someone buying nearby now should understand that additional portions of the development are still taking shape.

For me, that is part of local real estate knowledge: not predicting the future, but knowing what is happening on the ground and helping clients identify the questions they should investigate.

Questions to ask when buying near a growing area

If you're considering a home near Texas Heritage Marketplace or another rapidly developing part of Katy, here are some of the questions I recommend investigating:

  • What is already built and open?
  • What is currently under construction?
  • What has only been proposed or announced?
  • What undeveloped land remains nearby?
  • What are my normal driving routes?
  • Which governmental jurisdictions apply to this particular property?
  • Which school district and current attendance zones apply?
  • What property-taxing entities apply?
  • Is the property within a MUD, PID or another special district?
  • What HOA assessments and restrictions apply?
  • What new-construction communities will I be comparing with nearby resale homes?
  • What is the property's flood information and insurance picture?

The answers can vary significantly from one property to another, even when both properties have a Katy mailing address.

Texas Heritage Parkway provides access toward several growing communities in the broader west Katy and Fulshear area, including Jordan Ranch, Tamarron and Cross Creek Ranch. Whether a particular community is convenient to the development depends on the individual property and route, so buyers should compare actual drive times.

Is Texas Heritage Marketplace inside the City of Katy?

Do not use a Katy mailing address or general "Katy" description by itself to determine municipal jurisdiction. The development is on Katy's west side in Waller County. Buyers researching a nearby home should verify the jurisdiction and governmental entities applicable to the specific property.

The bigger story is west Katy's continued evolution

Lowe's opening and Target's upcoming arrival are easy milestones to see.

The more important story for someone following Katy real estate is the continued development of the area surrounding them.

Texas Heritage Marketplace is bringing a significant concentration of shopping, dining and services farther west along Interstate 10 while residential construction continues throughout the broader west Katy and Fulshear corridor.

If you are considering moving to this part of the Katy area, don't evaluate a home in isolation.

Look at the property. Look at the community. Look at taxes and special districts. Look at transportation. Look at new construction. And look at what is happening around the property.
