Should You Price Your Home Higher to Leave Room for Negotiation?

One of the most common questions I hear from homeowners preparing to sell is:

"Should we price our home higher so we have room to negotiate?"

It's a fair question, and one that doesn't have a one-size-fits-all answer.

Some sellers believe pricing above the market gives them flexibility during negotiations. Others worry they'll leave money on the table if they don't start high.

The challenge is that today's buyers have access to more information than ever before. They compare homes online, receive instant listing alerts, and often tour several properties before making a decision.

If your home is priced significantly above similar homes, some buyers may never schedule a showing because they believe there are better values available.

That doesn't mean every home should be priced at the lowest possible number.

Instead, your REALTOR® should help develop a pricing strategy based on recent comparable sales, current competition, market trends, your home's condition, and your goals as a seller.

The objective isn't simply to leave room for negotiation.

The objective is to position your home competitively so qualified buyers are excited to schedule a showing and make an offer.
